Investor Confidence & Sustainability Focus

Shrinivas Rao, FRICS, CEO of Vestian, attributed the record funding to sustained belief in India's long-term economic fundamentals. He noted an increasing alignment of capital with sustainability-led development, coupled with strong occupier demand from global capability centers and growing domestic participation.

The emphasis on green development was evident, with 13% of total investments in the December quarter specifically allocated to sustainable real estate projects. This trend underscores a maturing investment landscape that prioritizes environmental, social, and governance factors.

Commercial and Industrial Dominance

Commercial properties continued to be the primary draw, attracting $5.1 billion, or 63% of total investments in 2025, a significant leap from 35% a year earlier. Global capability centers were instrumental in this demand, accounting for 61% of the $2.3 billion invested in commercial assets during the final quarter.

The industrial and warehousing segment experienced explosive growth, with investments multiplying more than sevenfold quarter-on-quarter to reach $615 million in Q4 2025. This expansion is attributed to robust demand for logistics parks, driven by a pickup in domestic consumption nationwide.

Foreign and Domestic Capital Inflows

Foreign investment witnessed a tenfold increase in the December quarter, reaching $1.5 billion. Notably, over 20% of this foreign capital was channeled into sustainable projects, reflecting global trends.

Domestic investors also maintained a strong presence, with local investments climbing 18% year-on-year to nearly $2.4 billion in 2025, underscoring broad-based confidence in the Indian market.
