Indian residential demand remains resilient, with 50% of prospective buyers planning purchases within two years. However, market caution is high, as over 60% of buyers now prioritize ready-to-move or near-completion homes to avoid the delivery and execution risks associated with under-construction projects.

The Indian residential real estate market is witnessing a clear shift in buyer behavior as end-users take center stage. According to industry data, while roughly half of prospective homebuyers are committed to entering the market within the next 24 months, their appetite for risk has significantly diminished. More than 60% of active buyers are now actively avoiding under-construction projects, preferring properties that are either ready for possession or nearing completion.

Construction Risk Drives Market Caution

This trend toward tangible, finished assets highlights a growing lack of confidence in delivery timelines across the sector. For decades, the Indian market relied on the 'pre-launch' model, where buyers were willing to wait years for possession in exchange for lower prices. That dynamic has changed. Today, the fear of project delays and cost overruns has led buyers to prioritize immediate availability. Developers who cannot provide clear, realistic possession dates or who have a track record of project delays are finding their inventory harder to move, even in prime locations.

For real estate developers, this preference creates a direct link between operational execution and cash flow. Companies that manage to deliver projects on time or maintain a healthy stock of ready-to-move units are seeing better sales velocity. Conversely, those heavily dependent on the funding and completion of long-gestation, under-construction projects face higher liquidity pressure, as buyers hold back their capital until they see physical progress.

The Affordability Hurdle

While demand is steady, it is not immune to economic pressure. Approximately 31% of prospective buyers cite affordability as their primary barrier to entry. This price sensitivity is particularly evident in the current market, where the sweet spot for a significant portion of home seekers lies in the ₹50 lakh to ₹1.5 crore price range. As buyers become more selective, they are not just evaluating price per square foot; they are increasingly scrutinizing amenities, connectivity, and social infrastructure. The ability of developers to offer quality living spaces within these budget constraints, rather than just lowering prices, is becoming a key differentiator.

What Investors Should Monitor

Moving forward, the divide between developers with strong project execution capabilities and those struggling with debt or legacy delays will likely widen. Investors looking at the real estate sector should track key indicators such as inventory turnover ratios and project delivery timelines. A developer's ability to maintain sales momentum while managing the costs of ready-to-move inventory will be crucial. Furthermore, as the market shifts toward self-use demand—with 51% of buyers purchasing for personal residence—developers that align their product mix, such as 2-3 BHK units in the mid-market segment, may find themselves better positioned to navigate the current environment.
