Indiabulls Limited has signed a development management agreement for a 21 lakh sq. ft. luxury residential project on the Dwarka Expressway. With a gross development value of ₹3,700 crore, the project aligns with the company's asset-light expansion strategy.

Indiabulls Limited has secured a development management agreement for a 10.84-acre luxury residential project located along the Dwarka Expressway in Gurugram. This project is expected to generate a gross development value (GDV) of ₹3,700 crore and will offer 21 lakh square feet of saleable space. The company has already secured registration from the Real Estate Regulatory Authority (RERA) for the first and third phases of the development, with a commercial launch planned for mid-October 2026.

This move highlights the company's shift toward an asset-light business model. By entering into a management agreement with the landholder, Indiabulls avoids the heavy upfront capital expenditure typically required to acquire large tracts of land. Instead, the firm will utilize its operational expertise in project execution and marketing to earn fee-based income. This strategy is part of a broader push to scale its operations across key urban hubs like the Mumbai Metropolitan Region and other major tier-one cities. Following this new addition, the company's total portfolio GDV has reached ₹27,308 crore.

Financially, the company has shown a turnaround, reporting a consolidated net profit of ₹143.9 crore for the first quarter of the 2027 fiscal year, marking a shift from the losses recorded in the same period last year. This improved financial health is a factor that investors may track as the company attempts to execute its current project pipeline.

While the expansion is significant, investors should be aware of certain risks. Real estate projects are capital-intensive and subject to execution delays, regulatory hurdles, and fluctuations in consumer demand, especially in the premium segment. Additionally, Indiabulls Limited, previously known as Yaari Digital Integrated Services, has faced scrutiny in the past. It has been mentioned in reports regarding ongoing investigations by the Central Bureau of Investigation (CBI) related to allegations of homebuyer fraud. The outcome of such legal or regulatory matters remains a material risk that can influence corporate reputation and business operations.

Moving forward, the primary monitorables for shareholders include the actual pace of project execution, the ability to maintain profit margins under the asset-light model, and the progress of the upcoming mid-October 2026 launch.
