Indiabulls FY26 Profit Hits ₹346 Crore on Real Estate Shift

Indiabulls Limited reported a profit of ₹346 crore for FY26 as its pivot to real estate yielded ₹2,752 crore in sales bookings. The company now plans to expand its ₹21,000 crore development pipeline in Delhi NCR, Mumbai, and Ludhiana.

Detailed Coverage

Indiabulls Limited has reported a financial turnaround in FY26, posting a profit after tax of ₹346 crore on total revenues of ₹880 crore. This performance reflects the company's multi-year restructuring process, which has shifted its business focus from legacy operations toward residential real estate development.

Real Estate Sales and Project Pipeline

The company’s real estate division has become a primary growth driver, contributing ₹143 crore to the operating profit in the final quarter of the fiscal year alone. During FY26, the company recorded sales bookings of ₹2,752 crore, covering 909 units spanning 21.6 lakh square feet. The firm’s residential portfolio targets the premium segment, with unit prices ranging between ₹2 crore and ₹6 crore. Currently, the company manages a Gross Development Value pipeline exceeding ₹21,000 crore across 110.52 lakh square feet.

Key projects driving this momentum include the Indiabulls Estate & Club and Indiabulls Heights located along the Dwarka Expressway in the National Capital Region, as well as the Indiabulls Green Avenue project in Kharkhoda. The company plans to leverage this portfolio to expand its footprint further into Mumbai and Ludhiana.

Financial Services Stability

Beyond real estate, the company's financial services business provided steady support to the overall balance sheet during the year. The stockbroking segment reported revenues of ₹124.4 crore for FY26, representing a 26% year-on-year growth in the final quarter. This division manages client assets totaling more than ₹68,000 crore, while the firm’s other financial arms, including asset reconstruction, digital lending, and payment services, continue to contribute to the company's revenue stability.

Strategic Context and Monitorables

Last year, founder Sameer Gehlaut signaled confidence in the company’s new strategic direction by subscribing to warrants worth over ₹400 crore. While the real estate sector has seen increased demand in recent quarters, investors typically monitor execution risks associated with large-scale developments, especially in corridors like Dwarka Expressway and emerging hubs like Kharkhoda. The company’s ability to maintain its reported profit margins—which climbed to 46.4% in the final quarter—will depend on its success in scaling these projects and managing construction costs. Future updates on project timelines and cash collection from the existing ₹21,000 crore pipeline will be important for tracking the long-term sustainability of this growth.
