This influx of capital underscores sustained interest in commercial and industrial property assets despite shifting global economic conditions.

Office Space and Data Centers Lead Funding

Office properties remained the most preferred asset class, attracting nearly $1 billion and accounting for 51% of total investments in the second quarter. This segment has now led real estate inflows for four straight quarters, supported by consistent leasing demand from Global Capability Centres—the Indian offices of multinational firms—and rising rental rates in key business districts. Data centers have also emerged as a critical growth engine, capturing 40% of the total investment volume. This rapid shift highlights a focused push toward digital infrastructure, driven by rising data usage, the expansion of cloud services, and the need for localized data storage as artificial intelligence adoption increases across the country.

Rise of Domestic Capital

Domestic institutions have become the primary drivers of this investment trend, contributing 54% of the total capital deployed. This shift toward local funding sources provides a buffer against the potential volatility associated with foreign institutional capital. Private equity firms accounted for the vast majority of investment activity, contributing 85% of the total volume. Investors are increasingly choosing to deploy capital across multi-city portfolios, which represented 55% of all deals, suggesting a strategy aimed at diversifying risk rather than concentrating on a single location.

City Performance and Market Outlook

Among individual markets, Bengaluru maintained its lead by attracting 23% of total investments, followed by Chennai, which accounted for 17%. The focus on these cities reflects where business expansion and infrastructure development are currently most concentrated. While the immediate outlook for the second half of 2026 remains stable, the sustainability of these investment levels will depend on continued occupier demand in the office sector and the speed at which planned data center projects reach completion. Investors will track whether foreign participation picks up as global interest rate environments stabilize, as well as how local rental growth trends continue to impact the valuation of commercial portfolios.
