According to market data, total space absorption touched 66.4 million square feet, marking an 8% increase compared to the previous year. The third quarter alone saw approximately 21 million square feet of office space taken up by businesses, reflecting a 6% year-on-year rise.

The Role of Global Capability Centres

The primary driver of this demand has been the rapid expansion of Global Capability Centres (GCCs). These units, which handle global operations for multinational companies, accounted for 42% of the total leasing volume during the first nine months of 2026, totaling roughly 28 million square feet. Bengaluru, Hyderabad, and Pune have emerged as the primary hubs, attracting large-format transactions from these corporations. This trend highlights the continued confidence of global firms in India’s talent pool and infrastructure capabilities.

Demand for Premium and Sustainable Spaces

There is a clear shift in tenant preferences toward Grade A+ office spaces that are green-certified. Occupiers are increasingly prioritizing buildings that meet high environmental, social, and governance standards, such as LEED or IGBC ratings. This flight to quality is reshaping the supply pipeline, with nearly 51 million square feet of new supply delivered in the first nine months of the year—an 18% increase compared to the same period in 2025. Developers focusing on sustainable, energy-efficient integrated technology parks are currently seeing higher demand compared to older, non-compliant assets.

While the sector is growing, investors should remain aware of potential challenges. The office leasing market is sensitive to broader economic factors, including geopolitical uncertainties and potential volatility in interest rates, which can impact capital expenditure plans for large corporations.
