India Office Demand Holds Steady Amid AI Shift; Hits 1 Billion Sq Ft

India’s commercial real estate market has crossed the 1 billion square foot milestone for Grade A office space. Despite widespread AI adoption, demand remains resilient as companies prioritize premium offices over reducing space. This trend provides a stable outlook for major commercial developers and REITs, though long-term changes in how AI impacts workforce needs remain a key area for investors to watch.

India’s commercial real estate market has officially reached a significant milestone, with Grade A office stock surpassing 1 billion square feet in 2026. This growth comes despite widespread concerns that artificial intelligence might lead companies to reduce their physical office footprints. Contrary to these fears, the current market trend shows that most businesses are using AI to reshape their workplace needs rather than cutting down on total space.

The latest industry data shows that while 93 percent of firms are adopting some form of AI, a majority—about 57 percent—report no immediate change to their leasing plans. Instead, the market is witnessing a strong 'flight-to-quality.' Companies are increasingly moving toward newer, premium properties that offer better infrastructure, collaborative environments, and modern amenities. This trend is a positive signal for major commercial real estate developers and listed Real Estate Investment Trusts (REITs) like Embassy Office Parks, Mindspace Business Parks, and Brookfield India REIT, which primarily manage these high-quality assets.

Global Capability Centers (GCCs) continue to be the primary driver of this demand. In the first half of 2026, these centers were responsible for 42 to 43 percent of all new office space uptake. As these multinational hubs transition from early testing to full-scale AI operations, their demand for office space has remained robust. With 77 percent of corporate occupiers planning to expand their India portfolios over the next two years, the physical office remains a core component of business growth strategy in the country.

However, investors should also consider the long-term risks. While AI has not yet reduced the need for square footage, industry surveys highlight that AI-driven efficiency is ranked as the top factor that could influence leasing decisions over the next 12 to 24 months. If companies successfully use AI to streamline operations and allow for more flexible or hybrid working models, it could eventually lead to changes in how much space they require. Additionally, the market’s reliance on the 'core plus flex' model, where firms use a mix of traditional and flexible office spaces, means that developers must stay agile to maintain high occupancy levels.

For investors, the key monitorable will be whether this high occupancy and demand for premium space continue as AI technologies become more advanced. Tracking rental growth in top-tier cities and the expansion plans of GCCs will provide a clearer picture of whether this resilience holds steady or if efficiency gains from AI begin to pressure leasing volumes in the coming years.
