India's residential real estate market is seeing a split trend as high property prices challenge buyers in Mumbai and NCR, while Bengaluru records a record 25,000 new home launches. Despite lower home loan rates from RBI cuts, affordability remains a hurdle for many households, making the market highly dependent on local conditions.

India’s housing sector is showing a clear divide across major cities during the first half of 2026. While the Reserve Bank of India’s decision to cut the repo rate by 125 basis points has made home loans cheaper, the impact on buyers is not uniform. In many major metros, property prices have increased by up to 19% compared to the previous year, which has cancelled out some of the relief provided by lower interest rates.

Regional Supply Trends in Bengaluru and NCR

Bengaluru has set a new benchmark, with developers launching over 25,000 residential units in the first six months of 2026. This activity is largely concentrated in the southern and eastern parts of the city, where demand remains steady. In contrast, the Delhi-NCR market has seen a 39% increase in new residential project launches. This rise in NCR is driven more by new infrastructure corridors than by immediate affordability for the average buyer, as developers continue to add supply despite the price pressures facing end-users.

Affordability and Financial Pressure

For investors, the current environment highlights that the Indian real estate market is no longer moving as a single unit. In Mumbai and NCR, the high cost of property is creating a barrier that lower loan rates cannot easily fix. This situation puts pressure on developers to maintain sales velocity, as they must balance rising project costs with the limited purchasing power of buyers. If price growth continues to outpace income growth in these expensive markets, it may become harder for developers to clear their inventory.

What Investors Should Monitor

Moving forward, the success of these new projects will depend on whether developers can balance pricing with actual demand. Investors may look for updates on project absorption rates, which indicate how quickly new supply is being sold. Additionally, tracking the difference between cities—such as the high-volume activity in Bengaluru versus the infrastructure-led supply in NCR—is essential for understanding where the real estate sector is seeing genuine growth versus speculative expansion. The ability of companies to manage debt while launching these large-scale projects will also be a key factor to watch in upcoming quarterly disclosures.
