Managed workspace provider IndiQube has signed a lease for a 390,000 square foot facility in Noida’s Sector 142. This expansion marks the firm's largest campus in the National Capital Region, aimed at capturing rising demand from technology firms and global service centers.

IndiQube, a managed workspace platform, has expanded its footprint in North India by securing 390,000 square feet of office space in Sector 142, Noida. This site, located along the Noida-Greater Noida Expressway, represents the company's largest campus in the National Capital Region to date.

Strategic Expansion in the NCR Hub

The move reflects a broader trend of commercial growth along the Noida Expressway. The area is becoming a central destination for Global Capability Centers and technology enterprises. IndiQube’s leadership noted that the region has become a priority for their next growth phase, supported by infrastructure developments such as the upcoming Noida International Airport. By establishing a large-scale campus, the firm aims to capture demand from companies seeking flexible, integrated workspace environments rather than traditional long-term office leases.

Flexible Workspace Leasing Trends

The flexible office sector has seen significant activity in Delhi-NCR. Industry data for the second quarter of 2026 shows that flexible space operators accounted for 45% of total office leasing in the region, with a quarterly take-up reaching approximately 3.6 million square feet. Across India, flexible space providers currently hold about 27% of the total office market share, driven by demand from both large corporations and startups seeking agility in their real estate costs.

Campus Infrastructure and Service Model

The 14-floor facility in Sector 142 is designed to provide more than just desk space. IndiQube plans to integrate its proprietary technology stack, alongside amenities including wellness zones, collaborative areas, and dining facilities. This approach reflects a shift in the corporate real estate market, where workspace providers are increasingly focusing on employee experience and retention as part of their service offering.

Growth and Market Context

IndiQube currently manages over 10 million square feet of space across 17 cities in India. The company’s ability to maintain high occupancy levels in its managed workspaces remains a key factor for its business model. As the company scales, the primary monitorables for stakeholders will include the absorption rate of this new capacity in the competitive NCR market, as well as the company’s ability to manage costs associated with such large-scale campus developments.
