IndiQube has signed a deal to lease 1,300 seats to a global audio platform at its Outer Ring Road facility in Bengaluru, valued at Rs 68 crore. The company reported strong growth in Q1 FY27. Investors may monitor the firm’s high concentration in the Bengaluru market and its dependency on the startup ecosystem.
IndiQube Spaces Ltd has finalized a workspace expansion deal with a global audio series platform, leasing 1,300 seats at its tech park on Bengaluru’s Outer Ring Road (ORR). The agreement, valued at Rs 68 crore, marks a transition for the client, which is moving from IndiQube’s existing facility in Koramangala to the new office space designed for larger enterprise requirements.
This expansion comes as IndiQube continues to report significant growth. In its results for the first quarter of fiscal year 2027, the company announced revenue of Rs 428 crore, representing a 37% increase compared to the same period last year. Profit after tax also saw a sharp rise of 91% to Rs 35 crore, while EBITDA stood at Rs 87 crore with a margin of 20%. These figures suggest that the company’s model of managing large-scale, flexible workspaces for technology-focused firms remains in active demand.
For investors, understanding the company's growth strategy requires looking at its business structure. While the firm has expanded its footprint, a significant portion of its operations remains tied to the Bengaluru market. Approximately 60% of the company's business is concentrated in this city. This high concentration means that the company’s performance is closely linked to the office space demand and economic health of Bengaluru's IT corridor.
Furthermore, IndiQube’s client base relies heavily on startups and companies in the unicorn category. While this has supported growth during periods of high venture capital funding, it also introduces volatility. If the funding environment for startups weakens or if these companies reduce their physical footprint, it could impact occupancy levels and rental income. Additionally, the flexible workspace sector remains highly competitive, with multiple players vying for premium enterprise clients.
Looking ahead, investors may track the company's ability to diversify its geographic presence beyond Bengaluru and manage the utilization rates of its new facilities. Continued monitoring of the startup ecosystem’s office space needs and the company's efficiency in executing expansion plans will be key factors for its future financial performance.
