Incuspaze has significantly expanded its presence in Gujarat by securing a new 60,000-square-foot office lease at Million Minds Tech City, located in the key Ahmedabad-GIFT City corridor. This expansion brings Incuspaze's total office space in Gujarat to approximately 170,000 square feet and will accommodate over 1,200 new workstations. The company is responding to strong demand from the financial services, technology sectors, and Global Capability Centres (GCCs) that are setting up operations in the region.

He noted strong market momentum in the Ahmedabad-GIFT City region, fueled by increased GCC establishments, expansion in Banking, Financial Services, and Insurance (BFSI), significant fintech investments, and ongoing infrastructure development. Companies are actively seeking flexible, managed, and technologically advanced office solutions in these growing economic zones.
Million Minds Tech City is designed as a comprehensive enterprise hub, offering managed workspaces, collaboration zones, advanced conference facilities, and EV-ready parking, all while adhering to ESG principles and holding LEED certification. This expansion occurs as Ahmedabad's commercial property market sees a surge in leasing activity coupled with a decrease in Grade-A office supply. Projections suggest GIFT City will represent about 35% of Ahmedabad's new Grade-A office space by 2027. Gujarat's new GCC Policy 2025-30 aims to attract over 250 GCCs, further boosting demand across the Ahmedabad-Gandhinagar-GIFT City corridor. GIFT City's role as India's premier International Financial Services Centre attracts a wide range of global and domestic companies in banking, fintech, aviation leasing, legal services, and technology. This heightened demand from BFSI and IT sectors is creating a landlord-favored market, pushing up rental rates for prime office properties.
While Incuspaze benefits from the growth in the flexible workspace market, India's broader commercial real estate sector is in a cyclical upswing. Competitors like WeWork India and Awfis are also expanding, especially in Tier-2 cities, to capture decentralized office demand. Analysts see the strong leasing activity and rising rental yields in GIFT City as attractive for real estate funds and developers.
