IBM India Leases 2.8 Lakh Sq Ft Space in Bengaluru for Rs 522 Cr

IBM India has secured a 10-year lease for 2.83 lakh square feet at Bagmane Solarium City, Bengaluru, in a deal valued at Rs 522 crore. The agreement highlights the sustained demand for premium office space among major technology companies, which continue to use Indian hubs to run global operations despite the rise of hybrid work models.

IBM India has committed to a significant long-term real estate expansion, signing a 10-year lease for 2.83 lakh square feet of office space. The property is located in the Radon tower at Bagmane Solarium City, a prominent business hub in Bengaluru. The total value of this deal is pegged at Rs 522 crore, including both rental payments and costs for office improvements.

Growing Need for Premium Office Space

This move by a major global technology company reinforces the importance of Bengaluru as a critical center for global service hubs. While the technology industry has widely adopted hybrid working arrangements, many large multinational corporations are still prioritizing high-quality office spaces. These companies require modern, well-maintained business parks to facilitate collaboration, maintain security standards, and support their teams.

For the commercial real estate sector, this represents a trend of "flight to quality," where large occupiers prefer premium properties over older or less equipped buildings. For developers like the Bagmane Group, securing long-term tenants with strong credit profiles creates predictable, long-term cash flow, which is a key advantage in the competitive commercial property market.

Financial Impact and Lease Terms

The deal structure involves a base monthly rent of Rs 2.49 crore, which works out to roughly Rs 88 per square foot. A standard feature in such long-term corporate leases is a rent increase clause. In this agreement, the rent will increase by 15% every three years to help the landlord manage inflation.

Beyond the base rental payments, IBM India has committed to a separate fit-out rental agreement. The company will pay Rs 2.98 crore monthly for these office improvements until March 2031, which adds Rs 179 crore to the total value of the commitment. Additionally, the company has placed a security deposit of Rs 14.96 crore to finalize the terms.

Factors for Investors to Monitor

While this lease indicates confidence in long-term operational plans in India, investors should look at the broader context of corporate real estate. Large, long-term commitments are fixed operational expenses. Whether these spaces achieve full utilization will depend on future hiring trends, office return policies, and the overall pace of growth for technology service units in India. Moving forward, the key monitorable for the commercial real estate sector will be rental growth trends in top-tier cities and whether office vacancy rates remain under control as more premium space enters the market.
