Data from ANAROCK reveals that while overall housing sales volumes are expected to stagnate or grow modestly (around 4%) in the current fiscal year (FY26), the total value of homes sold in the top seven cities is projected to increase by nearly 20% year-on-year, exceeding ₹6.65 lakh crore. This is a substantial rise from approximately ₹5.59 lakh crore in FY25. The primary driver behind this value-led growth is the booming demand for luxury and ultra-luxury homes. Developers are responding by increasing new supply in these premium categories, which accounted for 42% of total new supply in the first half of FY26 (H1 FY26). This trend is pushing up average residential prices across cities. For instance, in H1 FY26, over 1.93 lakh homes were sold cumulatively worth over ₹2.98 lakh crore, already 53% of FY25's total value. NCR and Chennai have shown strong performance, achieving 74% and 71% of their FY25 sales value respectively in just H1 FY26.
