Godrej Properties shares moved higher on Monday, trading at Rs 2,030.60, as investors weighed the company’s mixed financial results for the quarter ending June 2026. The real estate major reported a sharp decline in net profit, yet the stock saw gains as the market focused on the company’s strong sales performance, which indicates a robust pipeline for future revenue.
For the first quarter of FY27, the company reported consolidated revenue of Rs 506.17 crore, representing a growth of 16.48% compared to the same period last year. However, net profit fell by approximately 42% to Rs 349.38 crore. In the real estate sector, profit figures can be volatile because they depend on the specific timing of project handovers. When projects are not completed within a specific quarter, the revenue and profit cannot be booked, leading to a temporary decline in reported earnings despite ongoing construction activity.
Despite the pressure on the bottom line, the company’s operational metrics were strong. Godrej Properties achieved record sales bookings of Rs 8,651 crore, marking a 22% increase year-on-year. Collections from customers also grew by 18%, reaching Rs 4,348 crore. These figures suggest that demand for the company’s residential projects remains high, which likely explains why the stock performance has stayed resilient despite the quarterly profit drop.
While sales growth is positive, investors are also tracking several risks. The company’s EBITDA margin has faced compression, dropping significantly compared to the previous year. Furthermore, the company’s leverage has increased, with the gross debt-to-equity ratio rising to 0.97 from 0.78 in the previous period. The company is also working to simplify its business structure; the board recently approved the merger of Godrej Housing Projects with the parent entity, and the NCLT sanctioned the merger of Embellish Houses Private Limited in July 2026.
