Godrej Properties Q2 Profit Slumps 62% on High Costs

Godrej Properties reported a 62% decline in net profit to ₹154 crore for the recent quarter, despite a 161% surge in revenue to ₹1,935 crore. Rising raw material and operational expenses heavily impacted margins, causing the stock to drop 5.2%. Investors may track the company's ability to control construction costs while keeping project demand steady in key markets.

Godrej Properties reported a significant disconnect between its revenue growth and bottom-line profit for the recent quarter, with net profit falling 62% to ₹154 crore compared to ₹405 crore in the same period last year. While the revenue performance appeared strong with a 161.4% jump in operational income to ₹1,935 crore, profitability was severely squeezed by rising expenses.

The primary driver for this profit decline was a sharp 90.4% surge in operational expenditures, which reached ₹2,477 crore during the quarter. Management highlighted that raw material costs rose 32.3% year-on-year, reflecting the ongoing inflationary pressure within the construction sector. In real estate, companies often recognize revenue upon project completion or key milestones, but such revenue bursts can mask underlying margin compression if construction costs—such as cement, steel, and labor—are not tightly managed.

Investors reacted to the results by sending the stock down 5.2% immediately following the announcement. This adds to a difficult year for the company's share price, which has declined by 25.7% since the start of 2026. While the headline profit numbers were lower than expected, management indicated that the underlying demand for residential projects remains resilient in core regions like Mumbai, Pune, Bengaluru, and the National Capital Region.

The key factor for investors to track in upcoming quarters will be whether the company can normalize its operational spending and improve profit margins. The ability to offset rising input costs through project pricing adjustments without slowing down sales velocity will be a critical monitorable for shareholders.
