Godrej Properties, Orris Settle Legal Dispute Over Gurugram Project

Godrej Properties and Orris Infrastructure have formally resolved a legal dispute concerning the 'Godrej Air' residential project in Gurugram. The Bombay High Court quashed the related FIR and withdrew all Look Out Circulars, removing a key legal hurdle. Investors may monitor how the company continues to manage governance in its joint development projects.

Godrej Properties Limited and Orris Infrastructure Private Limited have reached a formal settlement in their dispute over the 'Godrej Air' housing project in Sector 85, Gurugram. In an order dated September 3, 2026, the Bombay High Court recorded the settlement, bringing a definitive end to the legal standoff that had emerged between the two real estate developers.

As part of the court-sanctioned resolution, the Bombay High Court directed the quashing of FIR No. 183 of 2026, which had been registered at the Vikhroli Police Station in Mumbai. The court also ordered the immediate withdrawal of all Look Out Circulars that had been issued against the individuals involved. This legal development follows the earlier, unconditional release of Orris Infrastructure Managing Director Amit Gupta, who had been detained in late August 2026.

The dispute originally stemmed from complexities regarding LLP (Limited Liability Partnership) statutory records and disagreements over stake transfers within the project structure. For investors, this resolution is significant as it clears the path for the resumption of project continuity. The uncertainty surrounding such legal challenges can often delay construction timelines and impact operational focus in large residential developments.

This incident highlights the importance of governance in the joint development model, which is a common strategy in the Indian real estate sector. While developers frequently partner to share land costs and leverage local expertise, these arrangements often involve intricate legal and administrative structures. Issues arising from statutory filings or internal record-keeping can create substantial legal risks that may disrupt project execution.

With the legal matter now closed, both companies have indicated a commitment to moving forward with their operational obligations. The immediate focus for the project will be to resume normal development activities. Moving forward, market observers and investors may continue to track the project's execution timeline and how the company ensures rigorous compliance and transparency in its partnership-led ventures to avoid similar administrative or legal hurdles.
