Godrej Properties Gets 'Buy' From Choice Equities; Q1 Profit Dips

Choice Institutional Equities has retained a 'Buy' rating on Godrej Properties with a target price of ₹2,520. While the developer reported record-breaking pre-sales of ₹8,651 crore in Q1 FY27, its consolidated net profit declined 42% year-on-year. Investors are balancing the strong sales momentum against the volatility in quarterly profits, which is often tied to the specific timing of project revenue recognition.

Choice Institutional Equities has kept a 'Buy' rating on Godrej Properties, setting a price target of ₹2,520. This comes as the real estate developer recorded its highest-ever pre-sales for the first quarter of fiscal year 2027. The company’s booking value jumped 22% year-on-year, reaching ₹8,651 crore.

While the sales performance shows strong demand, investors should note the change in the bottom line. Godrej Properties reported a 42% decline in consolidated net profit to ₹349.38 crore for the same period. In the real estate sector, profit figures can often fluctuate significantly due to the timing of project completion and the subsequent recognition of revenue. This accounting reality means that quarterly profit drops do not always reflect a slowdown in actual property sales or operational demand.

The company is currently focused on aggressive portfolio expansion. In the first quarter alone, Godrej Properties added three new projects. These projects span 8 million square feet and have an estimated gross development value of ₹95 billion. This rapid pace of acquisition has helped the company hit 48% of its full-year business development target within the first three months of the fiscal year.

Bengaluru continues to be a central pillar of the company’s success, contributing 44% of the total pre-sales. The Mumbai Metropolitan Region followed with 21%, while the National Capital Region contributed 18%. The remaining sales came from Pune and Hyderabad, showing that the company’s revenue stream is spread across several key urban markets, which helps reduce reliance on any single city.

Looking ahead, the key for investors will be the company's ability to maintain this pace of project execution. While the pipeline is strong, the real estate sector remains sensitive to input costs like construction materials and labor, which can pressure margins. Furthermore, because of how real estate accounting works, investors should continue to track the timing of project handovers, as this factor directly influences when profits are finally booked on the balance sheet and reflected in the company's financial reports.
