Godrej Properties Challenges Chandigarh EC Revocation at NGT

Godrej Properties has moved the National Green Tribunal after the Environment Ministry revoked the clearance for its decade-old 'Godrej Eternia' project in Chandigarh. The ministry claims the project violates wildlife proximity norms, while the developer cites compliance with 2017 zoning notifications. The stock closed 2.01% lower following the announcement.

Godrej Properties has formally approached the National Green Tribunal (NGT) to contest a directive from the Ministry of Environment, Forest and Climate Change (MoEFCC) that revoked the environmental clearance for its 'Godrej Eternia' commercial project in Chandigarh. The ministry’s order, issued on September 30, 2026, alleges that the project required mandatory clearance from the National Board for Wildlife due to its location relative to the Sukhna Wildlife Sanctuary.

At the heart of the legal dispute is a disagreement over the distance between the commercial site and the sanctuary. The ministry’s decision is based on a 10-kilometer buffer zone requirement. However, Godrej Properties maintains that the project, which was completed approximately ten years ago, is located 6.6 kilometers away from the sanctuary. The company refers to a January 2017 Gazette Notification by the Chandigarh administration, which established the environmentally sensitive zone at 2.75 kilometers, arguing that the project sits well outside this restricted area and complied with all regulations at the time of construction.

For investors, this legal battle adds to an ongoing history of regulatory friction surrounding the project. In July 2024, the Chandigarh administration had previously revoked the building plans and occupation certificate for the same property, citing similar environmental compliance issues. Additionally, the company is also dealing with a pending CBI FIR related to these environmental clearance matters, which it is also contesting in court. The persistence of these legal issues creates a scenario of regulatory uncertainty, which the market appears to be pricing in.

Following the news, shares of Godrej Properties declined by 2.01% on the National Stock Exchange to close at ₹1,595.80. The investor sentiment reflects caution regarding the potential for prolonged litigation and its impact on the long-term operational status of the property. While the company has generally demonstrated strong project execution and financial performance in recent years, the precedent of authorities challenging completed projects can create reputational and operational headwinds.

The key monitorable for stakeholders will be the upcoming hearings at the NGT. Investors may track the tribunal’s response to the company’s appeal, as well as any further updates from the MoEFCC or the Chandigarh administration regarding the occupancy status of the commercial building. The outcome of the related CBI investigation and the ongoing status of the occupation certificate will be crucial in determining whether the company faces any further operational or financial impact from this legacy project.
