GB Realty Plans 2,500 Cr Luxury Housing Project In Punjab

Punjab-based GB Realty has partnered with international brand Jacob & Co for a 2,500-crore luxury residential project. The development will feature five towers, including branding tied to actor Salman Khan. This move is part of the developer's wider plan to invest 10,000 crore in North India, using celebrity and global brand names to differentiate products in a competitive market.

GB Realty has announced a significant expansion in the luxury real estate sector with a 2,500-crore residential project in Punjab. The developer has entered into a partnership with the global luxury house Jacob & Co to bring high-end branded residences to a tier-2 market. The project will be built on a nine-acre plot, for which the company has reportedly spent 550 crore on land acquisition alone.

The project involves the construction of five residential towers. In a strategic move to attract affluent buyers, the company has split the branding: two towers will be marketed as 'Salman Khan residences,' while three will be branded under Jacob & Co. This initiative is a major part of GB Realty's larger growth plan, which aims to deploy 5,000 crore across North India within the next three years and reach a total investment of 10,000 crore over five years.

The strategy of using global brand names and celebrity associations to sell homes is becoming common among Indian developers. By aligning with well-known international names, companies aim to create a unique identity for their projects, hoping that the 'branded residence' tag will help justify higher prices and speed up sales. This approach is often used when the broader housing market faces slower demand or high inventory, as it gives developers a way to stand out from standard luxury offerings.

While this strategy aims to boost visibility, it brings specific risks. Developing ultra-luxury projects requires high upfront capital and precise execution to maintain brand standards. Large-scale investments like the planned 10,000-crore spending program can put pressure on a company's balance sheet, especially if market demand does not meet expectations or if construction costs rise. Furthermore, while these brands may attract attention, success depends heavily on whether buyers in tier-2 cities are willing to pay a premium for celebrity-linked or globally-branded homes compared to established local luxury projects.

Investors and observers tracking the real estate sector will likely watch how GB Realty manages its capital deployment for this 10,000-crore goal. Key factors to track include the timeline for project construction, the actual sales velocity of these branded units, and the company's ability to maintain healthy profit margins despite the high costs associated with luxury branding and prime land acquisition.
