Faridabad Real Estate Attracts Institutional Funds as Connectivity Improves

Faridabad is emerging as a competitive alternative to Gurugram and Noida, fueled by a Rs 3,630 crore investment in a direct greenfield link to the Jewar International Airport. While residential prices have climbed 17% over the past year, the city remains more affordable than its neighbors. For investors, the long-term viability of this market now depends on whether the region can build a strong commercial ecosystem to match the residential infrastructure growth.

The real estate landscape in the National Capital Region (NCR) is undergoing a shift as Faridabad gains traction among both homebuyers and institutional investors. Historically seen as a secondary market compared to the premium hubs of Gurugram and Noida, the city is now positioning itself as a more affordable alternative, supported by significant infrastructure projects and fresh capital flows.

Institutional Capital Fuels New Projects

The most significant indicator of this shift is the entry of institutional capital. In August 2026, the Blackstone-backed ASK Property Fund invested Rs 125 crore into a 20-acre plotted development project, collaborating with the local Bhumika Group. Such investments suggest that institutional players are identifying value in Faridabad’s large, contiguous land parcels, which allow for integrated residential and retail planning that is increasingly difficult to execute in more developed and congested corridors like Gurugram.

Infrastructure Projects Drive Pricing Shifts

Infrastructure development is acting as the primary catalyst for this change. The central government has approved a Rs 3,630.77 crore investment for a greenfield corridor that will provide a direct, high-speed link between Faridabad and the Jewar International Airport. This project includes 11 km of elevated roadway, designed to integrate the city into the existing network of the Eastern Peripheral and Yamuna Expressways. When completed, this connectivity is expected to improve the accessibility profile of the city, bringing it closer to major business hubs.

According to data from Housing.com, average residential prices in Faridabad reached approximately Rs 9,000 per sq ft in 2026. This represents a 17.08 per cent year-on-year increase, reflecting growing demand. Despite this growth, Faridabad remains competitively priced when compared to neighboring markets. For instance, average prices in Noida and Gurugram stood at Rs 10,780 and Rs 13,350 per sq ft, respectively, during the second quarter of 2026.

Long-term Risks for Investors

While the current momentum is positive, the market faces distinct challenges. The primary risk for investors is whether Faridabad can evolve beyond a residential bedroom community. For sustained long-term appreciation, the city needs a corresponding expansion in corporate office footprints and high-end social infrastructure. Without a shift toward becoming an integrated economic center that provides employment opportunities within the city, the real estate market could remain vulnerable to demand fluctuations.

Furthermore, infrastructure-led growth often carries execution risks. Any delays in the completion of the Jewar Airport corridor or the development of the intended commercial ecosystem could impact the expected return on investment. Investors and buyers alike should focus on the pace of project delivery and the commitment of corporate occupiers to the region, as these factors will ultimately determine whether current pricing trends can be sustained.
