Emaar India, the Indian subsidiary of UAE-based Emaar Properties, is set to invest around Rs 1,600 crore to develop a significant luxury housing project named "Serenity Hills" in Gurugram. Located in Sector 86 near the strategically important Dwarka Expressway, the project will span 25.90 acres and offer 997 apartments in two phases. The first phase alone will include these 997 apartments housed in seven towers, with an estimated investment of Rs 1,600 crore excluding land costs.
This development aligns with Emaar India's strategy to expand its footprint in the National Capital Region, capitalizing on robust demand in the luxury housing segment, fueled by improved consumer sentiment and infrastructure enhancements in Gurugram. "Serenity Hills" will offer 3BHK and 4BHK residences, with apartments available in three sizes ranging from 948 sq. ft. to 1576 sq. ft. carpet area. Prices will range from Rs 3 crore to Rs 5.7 crore.
The project emphasizes sustainability, having achieved IGBC Platinum pre-certification. It will incorporate features like solar PV systems, rainwater harvesting, advanced sewage treatment, and energy-efficient glazing. Construction is slated to commence in the coming months, with an expected completion by June 2030. The project's strategic location offers excellent connectivity to major business hubs, schools, and healthcare facilities.
