India's growing data center sector is projected to create demand for 195 million square feet of housing by 2030. Driven by a planned 9,030 MW capacity expansion, this digital infrastructure build-out is expected to spur urban development and job creation. Real estate investors and developers are closely watching emerging hubs like Noida, Visakhapatnam, and GIFT City as key areas for potential growth.

India’s digital infrastructure expansion is set to influence the country's residential real estate market through 2030, according to recent research from property consultant Square Yards. The report highlights that the planned development of 9,030 MW of data center capacity is expected to generate significant indirect employment and catalyze the need for 195 million square feet of housing across the country.

Digital Infrastructure and Urban Development

While data centers themselves operate with a relatively small direct workforce, the substantial investments in power, high-speed fiber connectivity, and logistics required for these facilities often transform surrounding areas. This ripple effect is expected to create new urban corridors. The research indicates that the most direct impact on housing demand will likely occur within a 5-15 kilometer radius of these data centers, a zone referred to as the Golden Ring. In these areas, the demand for residential townships, mixed-use commercial developments, and supporting civic infrastructure is expected to rise as service ecosystems form around digital hubs.

Key Regional Growth Drivers

Regional demand is projected to be uneven, with states already hosting major digital clusters leading the requirements. Maharashtra is expected to see the highest impact, with a projected requirement of over 54 million square feet of residential space. Karnataka and Andhra Pradesh are also significant contributors, with expected demands of nearly 28 million and 23 million square feet, respectively. Other states including Uttar Pradesh, Telangana, and Tamil Nadu are also anticipated to see notable housing growth linked to this infrastructure push. Additionally, emerging locations such as GIFT City in Gujarat, Visakhapatnam, and Noida are positioned as beneficiaries of this trend.

The Future of India's Digital Footprint

Despite India generating nearly 20% of the world's digital data, it currently accounts for only 4% of global data center capacity. This gap suggests a long-term potential for infrastructure investment as the nation pursues enterprise digitalization, artificial intelligence, and increased cloud computing adoption. For real estate investors, the primary monitorable will be the actual execution speed of these data center projects. Historically, the pace of residential development follows employment growth and infrastructure availability. As the data center pipeline moves from planning to commissioning, the actual absorption rates in these specific zones will depend on the speed of local infrastructure deployment and the broader economic stability of the regions involved. Investors may watch how developers prioritize projects in these identified corridors relative to traditional urban centers.
