Entrepreneur Manav Sardana has purchased a luxury penthouse at DLF's 'The Dahlias' in Gurugram for ₹271 crore, marking India's most expensive single-unit residential transaction. While this deal highlights strong demand for ultra-luxury homes, investors should note that DLF recently reported a 53% year-on-year decline in its Q1FY27 revenue due to a temporary delay in project launches.

Entrepreneur Manav Sardana, formerly associated with Imperial Auto, has purchased a penthouse at DLF's 'The Dahlias' in Gurugram for ₹271 crore. This transaction is the highest amount ever paid for a single residential unit in India. The property measures 17,200 square feet in super area, reflecting the continued interest in high-value real estate projects in major urban centers.

The Dahlias project is a key asset for DLF, with company data indicating that about 65% of the development is already sold. Prices at this location have seen significant traction, with rates exceeding ₹1 lakh per square foot. The project has attracted a mix of buyers, including those from outside major cities and Non-Resident Indians (NRIs), which has supported the company's sales targets in the ultra-luxury segment.

While this record sale reflects strong demand in the luxury housing market, DLF’s financial performance presents a mixed picture. In its first-quarter results for the 2027 fiscal year, the company reported a consolidated revenue of ₹1,280 crore, a decline of 53% compared to the same quarter last year. This dip in revenue was largely due to the deferment of new project launches, which is a common factor in real estate accounting where income is recognised upon completion or delivery milestones.

Despite the decline in quarterly revenue, the company’s net profit grew by 4% to ₹794 crore during the same period. DLF maintains a healthy financial position with net cash of ₹15,200 crore, which provides the company with flexibility to fund its ongoing and future capital spending requirements. The management has maintained its pre-sales guidance of ₹20,000 crore for the year, indicating confidence that project delivery and future launches will support its growth.

For investors, the real estate sector carries inherent risks. Luxury residential demand can be sensitive to changes in home loan interest rates and broader economic conditions. Furthermore, property companies often face revenue lumpiness, where financial results fluctuate significantly based on the timing of project launches and completions. High competition in the premium segment and the need for consistent execution are other factors that influence the company's long-term performance.

The next important monitorables for shareholders will be the pace of new project launches and how the company manages to sustain its sales momentum across its upcoming developments.
