Real estate developer DLF is set to launch the second phase of its 'The Westpark' project in Mumbai's Andheri West during the December quarter of fiscal 2027. This decision follows the successful sellout of the first phase, which secured ₹2,300 crore in bookings. The expansion is part of the company's broader effort to diversify its luxury residential portfolio beyond the National Capital Region.
DLF Limited is moving ahead with plans to expand its residential footprint in Mumbai, targeting the launch of the second phase of its 'The Westpark' project in Andheri West during the third quarter of fiscal year 2027. This development comes after the company saw strong demand in the first phase of the same project, which saw all 416 residential units sold within one week of its July 2025 launch. The initial phase brought in sales bookings of over ₹2,300 crore, highlighting the market's appetite for the developer's luxury offerings in the financial capital.
Joint Managing Director Aakash Ohri stated that the company is currently finalizing preparations for the upcoming expansion, which remains subject to standard regulatory approvals. This expansion is part of a deliberate strategy by DLF to reduce its heavy dependence on the National Capital Region and build a larger presence in other major Indian cities. The company is simultaneously working on other high-value assets such as 'The Dahlias' to maintain sales momentum across the country.
The strategic push into Mumbai occurs alongside a steady financial performance reported in the quarter ended September 2025. While consolidated revenue declined by 23.3% to ₹1,260.58 crore compared to the same period in the previous year, the company's net profit rose by 11% to ₹1,301 crore. This trend suggests that the company is successfully prioritizing high-margin luxury segments over volume-driven mass-market projects. The focus on premium inventory helped the company achieve an EBITDA of ₹1,060 crore, representing a 17.5% increase year-on-year. Total sales bookings for the quarter reached ₹3,800 crore, significantly supported by the sellout of luxury projects like 'The Aureva' in Gurugram.
For investors, the key monitorable will be the company’s ability to manage the transition into the competitive Mumbai market while maintaining project execution speeds. As the company continues to invest in new phases and projects, tracking the regulatory approval timeline for the second phase of The Westpark will be important. Shareholders may also watch whether the current trend of improved profit margins, despite fluctuations in revenue, continues as the company expands its luxury portfolio beyond its established base in Gurugram.
