The Delhi Development Authority sold 1,284 flats in the first quarter of FY27, generating ₹1,020 crore compared to ₹462 crore in the same period last year. Improved infrastructure in Narela, including the Urban Extension Road-II, drove this surge in demand. These sales reflect growing interest in DDA housing schemes across various income categories, with booking options now available on a first-come, first-serve basis until July 31, 2026.

The Delhi Development Authority (DDA) reported a significant increase in housing sales for the April-June quarter of the 2026-27 fiscal year. The authority collected ₹1,020 crore from the sale of 1,284 residential units, more than double the ₹462 crore reported in the same quarter of the previous financial year. This growth highlights a steady uptick in demand for government-developed housing in the National Capital Region.

Infrastructure Impact on Narela Sales

The Narela sub-city has emerged as a key contributor to these results, accounting for 1,153 units, or roughly 90% of the total sales volume. The DDA has linked this strong performance to improved infrastructure, specifically the development of the Urban Extension Road-II (UER-II) and the upcoming Rithala-Narela-Kundli Metro corridor. Enhanced connectivity is often a primary factor for homebuyers, as it reduces commute times and increases the long-term value of residential properties. Investors often track infrastructure progress in such regions as it directly influences occupancy rates and potential resale value.

Diverse Demand Across Income Groups

The sales performance was distributed across various income segments, including Economically Weaker Section (EWS), Lower Income Group (LIG), Middle Income Group (MIG), and High Income Group (HIG) categories. The MIG segment led the volume, contributing 34% of total sales, followed by EWS, LIG, and HIG categories. The near sell-out of EWS units in Narela suggests a sustained need for affordable housing in the capital. The DDA is currently managing several active schemes, including the Karmayogi Awaas Yojana and the East Delhi Hub at Karkardooma, which utilize a first-come, first-serve online booking model.

Operational Context for Future Sales

This quarter’s results continue a trend from the 2025-26 fiscal year, where the DDA recorded total sales of 11,764 flats. The authority has attributed this consistency to digital process improvements, which allow potential buyers to view sample flats and complete purchases online. The DDA has extended the deadline for the current, ongoing schemes to July 31, 2026. Prospective buyers and market observers may monitor whether this sales momentum persists through the second quarter, particularly as the authority balances remaining inventory with new project launches and further infrastructure completion in North and East Delhi.
