Certus Capital Invests ₹275 Crore in 4S Developers Gurgaon Project

Certus Capital has invested ₹275 crore into a low-rise residential project by 4S Developers on Gurgaon's Dwarka Expressway. This private credit deal targets a market segment with limited supply and strong buyer interest. The firm continues to expand its footprint in the Indian real estate credit market through its NBFC and Alternative Investment Fund platforms.

Detailed Coverage

Certus Capital, a real estate private credit platform, has announced an investment of ₹275 crore into a residential development project led by 4S Developers. The project is situated along the Dwarka Expressway in Gurgaon, a region that has seen rapid infrastructure growth and increased housing demand in recent years.

Strategic Focus on Low-Rise Residential Units

The funding targets a specific niche within the real estate market. While many developers in the National Capital Region focus on large-scale group housing projects, this project focuses on low-rise residential buildings. Certus Capital indicated that the supply of these low-rise, Ground+4 floor structures remains limited despite steady interest from end-users. By backing this developer, the firm aims to capitalize on this supply gap where demand remains consistent.

This transaction marks the firm's second major deployment of funds in the National Capital Region during the current calendar year. Previously, the platform provided ₹110 crore to a developer based in Noida. These deals reflect a broader strategy of providing credit to real estate projects that show early signs of buyer traction and project viability.

Growth and Expansion Plans

Certus Capital operates through a dual structure, holding licenses as both a Category II Alternative Investment Fund and a non-banking finance company. This structure allows the firm to deploy capital across various Indian cities, including Mumbai, Chennai, and Hyderabad. Beyond its existing operations, the company is also looking to expand its reach. It has submitted an application to establish a fund management entity in GIFT City, which is currently awaiting regulatory review.

Investors looking at the broader real estate and NBFC sectors often track these private credit deals as a signal of liquidity in the housing market. For residential real estate, the key monitorables moving forward include the pace of construction, the ability of the developer to meet delivery timelines, and sustained demand from homebuyers along the Dwarka Expressway. As the real estate credit market evolves, the performance of these funded projects provides insight into how private credit platforms are managing risk in the current regulatory environment.
