Chennai-based developer Casagrand has signed agreements for two new residential projects in Dubai with a total value of ₹1,000 crore. This international expansion comes as the developer prepares for its upcoming domestic IPO. Investors may watch how the company balances its UAE growth strategy with its ₹1,200 crore fresh issue plans in India.
Chennai-based real estate firm Casagrand has announced the addition of two new residential projects in Dubai, marking a further step in its international expansion. The developer has signed memoranda of understanding for these ventures, which consist of one high-rise and one low-rise development. The total project value, known as the gross development value, is estimated at ₹1,000 crore.
Dubai Market Context and Performance
This move into the United Arab Emirates occurs during a cooling phase in the Dubai property sector. Recent data indicates a shift in market momentum, with residential transaction values in Dubai falling by 16% in the first half of 2026 compared to the same period last year. Additionally, property prices in the region saw a dip of approximately 4% to 7% between February and April 2026. Despite these trends, the company remains focused on identifying value-based opportunities in the region. Casagrand has previously entered the Dubai market with its Hermina project in the Dubai Islands district. Launched in December, that project, which has a total development value of ₹1,250 crore, has reported sales of ₹500 crore so far.
Domestic IPO and Strategic Focus
While expanding its footprint abroad, Casagrand is simultaneously preparing for its public listing in India. The company has recently received observations from the Securities and Exchange Board of India regarding its proposed initial public offering. Through this offering, the developer plans to raise ₹1,200 crore via a fresh issue of shares, alongside an offer-for-sale component where existing promoters will sell a portion of their holdings.
Sector Comparison and Monitorables
The real estate sector often faces risks related to execution timelines and regional economic fluctuations, particularly when companies manage projects across different international jurisdictions. As Casagrand builds its presence in the UAE, other domestic players are also adjusting their strategies; for instance, Sunteck Realty is currently managing the timing and regulatory requirements for its own planned debut project in Dubai. For investors, the key monitorables will be the speed at which the company can execute these new UAE projects, the overall demand for its residential offerings in both markets, and the progress of its domestic IPO, which remains a primary focus for its future capital structure.
