Bagmane Group Poised for Major REIT IPO
Blackstone-backed Bengaluru developer Bagmane Group is on the verge of launching a significant Real Estate Investment Trust (REIT) IPO, planning to file draft papers with the markets regulator this week. The offering aims to raise approximately ₹4,000 crore, marking a major step for the company and the Indian real estate investment landscape.
The impending filing was revealed by sources close to the company, who indicated that the draft red herring prospectus (DRHP) could be submitted any day now. This move follows an earlier report by Moneycontrol on July 23 highlighting Bagmane's REIT IPO plans.
The REIT Portfolio
The Bagmane REIT is set to encompass a substantial portfolio of office properties spanning 20 million square feet of floor space. These prime commercial assets are exclusively located in Bengaluru, India's technology and startup hub. The total gross asset value (GAV) of this REIT portfolio is estimated at an impressive ₹40,000 crore.
Blackstone's Strategic Investment
Global private equity giant Blackstone has a strategic interest in the Bagmane REIT. In December 2024, the firm acquired a minority pre-IPO stake in the REIT's portfolio. This investment underscores Blackstone's confidence in the underlying assets and the growth potential of the Indian commercial real estate market, particularly in Bengaluru.
Market Context: India's Growing REIT Landscape
Should Bagmane Group successfully launch its REIT IPO, it will become the fifth office REIT to be listed on the Indian stock exchanges. It will join established players such as Embassy Office Parks REIT, Mindspace Business Parks REIT, Brookfield India Real Estate Trust, and Knowledge Realty Trust. The last REIT to tap the public markets was Knowledge Realty Trust, backed by Blackstone and Satva Group, which raised ₹4,800 crore in its IPO in August 2025.
Bagmane Group's Legacy
Founded in 1996, Bagmane Group has established a strong foothold in the Bengaluru office property market. The company specializes in developing business parks and office spaces tailored for technology, IT/ITeS, and global enterprise clients. Its portfolio boasts prominent tenants including global giants like PwC, Dell, Boeing, Cisco, Google, Accenture, Samsung, Amazon, GSK, Microsoft, and American Express.
Key Assets
Flagship properties within the Bagmane portfolio include the Bagmane Tech Park in East Bengaluru, launched in 2001 with over 4.7 million sq ft, and the Bagmane World Technology Centre on the city's Outer Ring Road, established in 2007 with 4.5 million sq ft. Other significant assets comprise the Bagmane Constellation Business Park (5.3 million sq ft), the under-development Bagmane Capital (10.5 million sq ft), Bagmane Solarium City (10.5 million sq ft), and the under-construction Bagmane Sierra Business District.
Impact
This IPO filing is a positive development for India's commercial real estate sector and the REIT market. It signals continued investor appetite for quality income-generating assets, particularly in prime locations like Bengaluru. The substantial fundraising could unlock further development and acquisitions, benefiting the broader real estate ecosystem. It also provides investors with another avenue to participate in India's robust office space market.
