Bhumika Realty, the real estate arm of Bhumika Group, plans to deploy ₹450 crore for new land acquisitions in Faridabad by March 2027. This follows a previous ₹550 crore investment and relies on partnerships with institutional funds like ASK Property and BGO. Investors may track the company's project execution timelines and regulatory approvals as it expands its footprint in the Delhi-NCR market.
Bhumika Group is accelerating its expansion in the National Capital Region (NCR) with a fresh capital commitment of ₹450 crore specifically for land acquisitions in Faridabad. This target is set to be completed by March 2027. The company is building on an earlier phase of expansion, having already deployed ₹550 crore in the region over the past year. The developer is focusing on a mix of residential, plotted housing, and commercial projects to broaden its portfolio.
A significant aspect of this growth strategy is the company's reliance on institutional capital to manage project funding. Bhumika Realty has established a ₹500 crore platform in partnership with the ASK Property Fund, which is backed by private equity firm Blackstone. Of this total facility, approximately ₹125 crore has already been utilized for local plotted developments. Additionally, the firm has secured a separate ₹170 crore funding arrangement with BGO, specifically designated for its ICON project located on the Delhi–Mathura Road.
Operational progress is currently underway across several sites. The company has launched a 15,000-square-foot experience center at the ICON project to display its residential offerings. On the commercial side, the ICON development has reported one lakh square feet of retail leasing, attracting anchor tenants such as PVR INOX, Lifestyle, Samsung, and authorized Apple resellers. Separately, for its residential plotted development in Sector 114, the developer has received a development license and is currently awaiting final RERA registration to proceed with the next stages of the project.
For investors, the use of institutional funding platforms helps mitigate some of the upfront liquidity requirements often associated with land acquisition and development. However, aggressive expansion in the competitive NCR real estate market brings inherent execution risks. A key monitorable for investors will be the timely receipt of regulatory clearances, such as the pending RERA registration for the Sector 114 project. Additionally, sustaining leasing momentum at commercial sites like ICON and maintaining construction timelines across the new land parcels will be critical for the group’s ability to convert its capital commitment into revenue effectively.
