Bhumika Group Targets Rs 1,000 Crore Faridabad Investment by 2027

Bhumika Group plans to invest over Rs 1,000 crore in Faridabad by March 2027, with Rs 550 crore already deployed. Supported by institutional funding from BGO and ASK Property Fund, the developer is expanding into luxury residential, retail, and plotted projects. As a private company, Bhumika is scaling its portfolio in a specific micro-market, making project execution and debt management key factors to track.

Bhumika Group is aggressively scaling its real estate presence in Faridabad, with plans to push its total land and project investment past the Rs 1,000 crore mark by March 2027. The developer has already committed Rs 550 crore in the last year, signaling a strong focus on the National Capital Region (NCR) market.

Unlike many large developers that rely on public equity markets, Bhumika Group operates as a private entity. Its expansion strategy is heavily supported by institutional capital. The group has secured a Rs 170-crore investment from a BGO and Aditya Birla Sun Life AMC platform for its flagship mixed-use project, The ICON. Additionally, it has created a Rs 500-crore investment platform with the Blackstone-backed ASK Property Fund specifically to target plotted development opportunities, with Rs 125 crore already utilized from this facility.

Project Portfolio and Strategic Focus

The company’s portfolio is split between large mixed-use developments and plotted townships. The ICON, located in Faridabad, is its primary mixed-use asset. It includes a 7-lakh-square-foot retail mall and luxury residential units. The project is expected to be completed by 2030 and has already signed anchor tenants like PVR INOX and Lifestyle. This project highlights the company’s intent to cater to the premium segment, with residential units priced starting at Rs 3.5 crore.

Beyond mixed-use assets, the developer is moving into the plotted township segment. It has lined up a 21-acre project in Sector 114, offering plot sizes between 200 and 300 square yards. This project is currently awaiting registration with the Haryana Real Estate Regulatory Authority. With three more plotted projects planned, the group is looking to capture a larger share of the residential market in Faridabad.

Investor Context and Risks

For those tracking the Indian real estate sector, Bhumika Group’s approach offers a glimpse into how private developers are leveraging institutional funds to fuel growth. However, this model comes with specific risks that investors in the broader real estate sector should understand.

The most prominent risk is geographic concentration. By focusing heavily on Faridabad, the company’s revenue and success are tied closely to this single micro-market. Any localized slowdown in demand or policy shift in the region could impact the company’s cash flow. Furthermore, because the company relies on structured credit and institutional funding platforms, it carries significant debt obligations. Unlike public companies, the financial transparency of private firms is limited, making it difficult for outsiders to assess their debt-to-equity health or overall liquidity.

Finally, execution risk remains a standard challenge in real estate. With major projects like The ICON slated for completion in 2030, the company must maintain a consistent pace of construction and sales to manage its debt and satisfy its institutional partners. The primary next steps to monitor will be the RERA registration for the new plotted townships and the sales traction for the luxury inventory in its current projects.
