Ashiana Housing aims to invest ₹1,000 crore in land acquisition across India for FY27, targeting both residential and senior-living projects. While the company seeks to match last year’s sales bookings of over ₹2,400 crore, investors are tracking the speed of new launches following a slower start in the first quarter.

Ashiana Housing Limited has outlined a plan to deploy ₹1,000 crore in the current financial year (FY27) to acquire land for new residential and senior-living developments. The company intends to execute these land deals through a mix of outright purchases and joint development agreements with landowners. The expansion strategy targets key regions including Delhi-NCR, Rajasthan, Maharashtra, and Tamil Nadu.

Strategic Focus on Senior Living

The company has made senior-living projects a cornerstone of its business model. This niche segment often requires specialized designs, including healthcare integration and community facilities, which the company uses to differentiate its offerings. A recent example of this strategy is the company’s acquisition of a 28.55-acre parcel in Pune. This project, intended for senior-living, is expected to have a saleable area of about 20 lakh square feet and carries an estimated revenue potential of ₹1,800 crore. As the company continues to acquire land, the successful development and monetization of such large parcels will determine future revenue growth.

Sales Targets and Performance Hurdles

Despite the aggressive expansion plans, the company faces the challenge of matching its previous fiscal performance. Ashiana Housing aims to reach sales bookings of over ₹2,400 crore in FY27, consistent with the figures achieved in the prior year. However, the first quarter of the year showed a softer trend, with bookings reported at ₹358 crore compared to ₹431 crore in the same period a year ago. This gap places pressure on the company to accelerate its project launch schedule and sales conversion over the remaining quarters to meet its annual targets.

Operational Challenges in Real Estate

The operating environment for developers remains complex. While housing demand is reported to be healthy, the sector faces several structural pressures. Building approvals, compliance processes, and RERA (Real Estate Regulatory Authority) registrations often cause delays in project cycles. Additionally, rising construction costs, partly driven by labor shortages, continue to squeeze profit margins. The industry also faces ongoing policy-related challenges, such as arguments regarding the lack of input tax credit under the GST regime, which developers claim increases the overall cost of providing affordable housing.

Monitoring Execution Risks

For investors, the ₹1,000 crore land budget represents a significant commitment to future growth. The critical factor for shareholders will be the quality of locations selected, the timing of launches, and the company's ability to maintain sales velocity. Because the company is relying on a mix of cash reserves to fund this expansion, it will need to balance its land acquisition activity with the requirement to maintain financial discipline. Future updates on project approvals, site construction progress, and the pace of bookings in the coming quarters will be essential to track how effectively the company executes its planned growth strategy.
