Arkade Developers Q2 Profit Drops 46% Amid Lower Pre-Sales

Arkade Developers reported a 45.9% drop in quarterly profit to ₹248 million for the period ending September 30, 2026. While year-on-year pre-sales declined, the company maintains a net cash-positive balance sheet and plans new project launches. Investors will likely focus on how the firm executes its 15-project pipeline in the coming quarters.

Arkade Developers recorded a 45.9% year-on-year decline in profit after tax, reaching ₹248 million for the quarter ending September 30, 2026. Consolidated revenue also dropped 45.1% to ₹1,447 million compared to the same period last year. Despite the weak year-on-year numbers, the company’s performance showed a sequential improvement, with profit after tax rising by nearly 30% compared to the previous quarter.

Real estate revenue is often irregular because it depends on when projects are finished and handed over to buyers. The decline in revenue this quarter reflects this nature of the business, where recognition of income is tied to project milestones rather than consistent monthly sales.

A key metric for real estate companies is the gap between what they sell as new bookings (pre-sales) and the money they collect from customers (collections). Arkade Developers reported pre-sales of ₹1,510 million, a 20.1% decline from the previous year. However, cash collections from customers increased by 22% to ₹1,830 million. This suggests the company is effectively collecting money from units sold earlier as they approach completion, prioritizing project execution over rushing to book new sales.

The company remains in a stable financial position regarding debt. At the end of the quarter, Arkade Developers held ₹1,190 million in liquid cash, which exceeds its total debt of ₹560 million. This net cash-positive status provides the company with a buffer to fund future developments without relying heavily on high-interest borrowings, which is a common challenge for many peers in the sector.

Looking at the future, the developer is focusing on expanding its portfolio. It currently manages nine active projects with a Gross Development Value (GDV) of ₹25,670 million. Additionally, it has a significant pipeline of 15 projects in the planning stage, representing a total GDV of ₹191,600 million. The company has announced plans to launch two new projects with a combined GDV of ₹28 billion in the third quarter of the 2027 fiscal year.

Shares of Arkade Developers closed at ₹108.02 on the National Stock Exchange on October 29, 2026. The stock has seen a decline of 37.5% over the past year. For shareholders, the ability of the company to convert its large pipeline into actual sales and ensure timely project deliveries will be the primary monitorable in the coming quarters.
