AYF III is Alt Capital's third fund under its Category II alternative investment fund (AIF) platform, registered with the Securities and Exchange Board of India. The investment strategy focuses on acquiring pre-leased Grade A and A+ office and warehousing assets. Alt Capital is currently evaluating potential investments valued at about ₹2,520 crore. It plans acquisitions in Bengaluru, the National Capital Region (NCR), and Pune. AYF III targets an internal rate of return (IRR) of 16% to 18% over a four-to-five-year holding period, supported by strategic use of leverage.
Market Context and Investor Appeal
The launch of AYF III comes as India's commercial real estate market shows strength. Leasing activity is expected to be robust, driven by the expansion of global capability centers, sustained outsourcing demand, and ongoing return-to-office policies. Alt Capital's leadership team has significant experience from firms like Blackstone Group. The fund aims to attract institutional investors, high-net-worth individuals, family offices, and select domestic and non-resident Indian investors.
