Detailed Coverage:

Ahmedabad has maintained its position as India's most affordable large city housing market, as per PropTiger.com’s Real Insight Residential report for July-September 2025. The average property price in Ahmedabad stood at Rs 4,820 per square foot, marking a 7.9% year-on-year rise and a 1.9% quarter-on-quarter increase. This appreciation is considerably more modest compared to other major Indian cities like Delhi-NCR, Bengaluru, and Hyderabad, which experienced price jumps ranging from 7% to 19%. While these metros saw significant increases in property values, Ahmedabad's market is characterized by steady, controlled growth driven primarily by demand from genuine end-users, rather than speculative investment.

Developers describe Ahmedabad as a buyer-led market, with prices showing resilience and limited volatility. The city's housing costs are substantially lower than other major cities; homes are approximately 45% cheaper than in Pune, half the price of Bengaluru, and a fraction of MMR's average.

New supply in India's top eight cities saw a slight annual decline, but new launches grew quarter-on-quarter, signaling cautious developer optimism. While MMR, Pune, and Hyderabad accounted for the largest share of new launches, Ahmedabad is strategically positioned in a growth corridor attracting institutional and individual investor attention, but without the extreme price escalation seen elsewhere. Developers are increasingly focusing on quality projects and premium segments tailored to local demand.

Impact: This news indicates a healthy and sustainable real estate market in Ahmedabad, which can attract long-term investors looking for stability rather than quick speculative gains. The affordability factor makes it an attractive option for middle-income homebuyers. The ongoing infrastructure development, including GIFT City and Ahmedabad Metro expansion, further enhances its appeal and potential for steady appreciation. The market's stability contrasts with the potential volatility in faster-growing metros, offering a different investment thesis. Impact Rating: 5
