Motilal Oswal has maintained a 'BUY' rating on Aditya Birla Real Estate with a target price of INR 1,960. While quarterly pre-sales were lower due to fewer project launches, strong cash collections and the recent sale of the Century Pulp and Paper division are key focus areas for investors.

Motilal Oswal has reiterated a 'BUY' rating on Aditya Birla Real Estate (ABREL), setting a target price of INR 1,960. This valuation implies a potential upside of approximately 40% from current levels. The brokerage’s outlook is supported by the company’s focus on long-term cash flow stability and its strategic project pipeline, despite a softer performance in residential bookings for the first quarter of fiscal year 2027.

Sales and Operational Cash Flow

During the first quarter of FY27, Aditya Birla Real Estate reported pre-sales of INR 3.3 billion, marking a 22% decline compared to the previous year. The company attributed this dip primarily to a lack of new project launches during the quarter. However, the brokerage noted that collections remained robust, rising 31% year-on-year to INR 7.1 billion. This divergence between booking numbers and cash collections highlights the company’s ability to generate steady cash flow from existing projects despite a temporary lull in new inventory releases.

Strategic Divestment and Financial Context

A significant development for the company is the recent completion of the sale of its Century Pulp and Paper division to ITC, effective August 1, 2026. This transaction, valued at INR 3,498 crore, is expected to provide a substantial boost to the company's balance sheet. Investors have been watching this move closely as it marks a shift in the company's capital allocation strategy, aiming to move toward a net-cash position.

While the company reported a consolidated net loss for the first quarter of FY27—impacted largely by increased finance costs and operational expenditures—the cash infusion from the divestment is viewed as a way to potentially lower debt pressure and improve financial flexibility.

The company’s path forward involves balancing an ambitious project pipeline, which includes a Gross Development Value (GDV) of over INR 700 billion. As ABREL scales up its residential business, it faces inherent execution risks, including potential delays in project delivery and the need for consistent regulatory approvals. Additionally, rising construction and raw material costs could keep profit margins under pressure in the near term.
