Aditya Birla Real Estate Q2 Profit Hits ₹919 Crore

Aditya Birla Real Estate reported a consolidated net profit of ₹919 crore for the September 2026 quarter, a major turnaround driven by non-core asset sales. While its continuing operations also returned to profit, quarterly booking values dropped 67% to ₹298 crore due to a temporary lack of new launches. Investors are focusing on the company’s reduced debt levels and its large future project pipeline.

Aditya Birla Real Estate has reported a consolidated net profit of ₹919 crore for the second quarter of the 2027 fiscal year. This marks a major financial turnaround from the net loss of ₹18 crore the company recorded in the same period a year earlier. The significant bottom-line improvement was largely supported by a ₹775 crore gain from the divestment of non-core assets, alongside a return to profitability for its core real estate operations.

Operational Performance and Project Contributions

The company’s continuing real estate operations delivered a profit of ₹143 crore, a positive shift from the ₹73 crore loss reported in the second quarter of fiscal 2026. Total income for the quarter reached ₹861 crore. This growth was driven by revenue recognition from completed developments, most notably the Birla Tisya project in Bengaluru. This specific project contributed ₹181 crore to EBITDA with an operating margin of 28 percent. Additionally, the Birla Navya project supported these results, generating ₹39 crore in EBITDA at a 35 percent margin, highlighting the profitability of the company's active project portfolio.

Booking Trends and Balance Sheet Strength

While the company reported a strong 47 percent year-on-year increase in cumulative collections—reaching ₹10,000 crore—booking activity saw a sharp decline. Quarterly booking value fell by 67 percent to ₹298 crore. Management attributed this drop to a temporary hiatus in new project launches during the quarter. Sustenance sales, which are sales from existing ongoing projects across markets like the Mumbai Metropolitan Region, Pune, and Bengaluru, remained the primary driver of volume.

In terms of financial health, the company has actively lowered its leverage. Net debt was reduced to ₹284 crore as of September 30, 2026, aided by the cash flow generated from non-core asset sales. Following this deleveraging, CARE Ratings upgraded the outlook for the company's subsidiary, Birla Estates Private Limited, to AA Positive.

Future Outlook

The company is focused on its long-term growth strategy and has secured a new 5.6-acre land parcel in Hinjewadi, Pune, through a joint development agreement. This addition brings the total revenue potential across the company's development pipeline to approximately ₹77,700 crore, covering a total area of 35 million square feet. Moving forward, investors may monitor the company’s ability to resume its launch pipeline to improve booking velocity, as the current gap in new project introductions has created a short-term dip in sales values.
