With a minimum investment of ₹500, the NFO remains open until October 9, 2026.

Motilal Oswal Mutual Fund has announced the launch of a new open-ended index fund that tracks the Nifty REITs & Realty Total Return Index. The New Fund Offer (NFO) is scheduled to open for subscription on September 25, 2026, and will remain available for investors until October 9, 2026. This launch is aimed at providing retail investors with a simpler, liquid entry into the Indian property sector, which has traditionally required large capital outlays.

Strategy and Portfolio Construction

The fund is designed to mirror the performance of the Nifty REITs & Realty Total Return Index, which combines two distinct segments of the property market. Approximately 60% of the index is allocated to Real Estate Investment Trusts (REITs), which typically focus on generating regular income from commercial assets like office parks and shopping malls. The remaining portion of the index includes real estate development companies, which generally drive growth through the construction and sale of residential and commercial projects. To prevent over-concentration in any single stock, the index caps individual weightage at 15%.

This structure aims to offer a balance between the dividend-based income of REITs and the capital appreciation potential of real estate developers. Investors looking for exposure to this sector through a mutual fund structure can invest a minimum of ₹500. The fund also includes an exit load of 1% for any redemptions made within 15 days of allotment, which serves to discourage short-term trading.

Market Context and Risks

The real estate sector is inherently cyclical and sensitive to broader economic conditions. Changes in interest rates can significantly influence the performance of both developers and REITs. When interest rates rise, developers may face higher borrowing costs for new projects, while the yields of REITs may become less attractive compared to fixed-income instruments. Furthermore, the property market often experiences periods of varying demand and inventory levels, which directly impacts the revenue and profit margins of the constituent companies in the index.

Investors should consider that while the index provides diversified exposure, it is not immune to sector-specific slowdowns or regulatory shifts affecting land and property ownership. The final performance of the fund will depend on how well the underlying index captures the growth of the real estate sector and the success of the 15 constituents it tracks. Potential investors should monitor the fund's tracking error to see how closely it follows the index and stay updated on macroeconomic trends that influence property demand.

Operational Management

The equity portion of the fund’s portfolio will be managed by Swapnil Mayekar and Dishant Mehta, while Rakesh Shetty will oversee the debt component. Following the NFO period, the fund will remain open for ongoing subscriptions and redemptions, allowing investors to enter or exit based on their assessment of the property market and their own financial goals.
