Edelweiss Launches India’s First REITs & Realty Index Fund

Edelweiss Mutual Fund has introduced India’s first index fund focusing on Real Estate Investment Trusts (REITs) and realty stocks. The New Fund Offer (NFO) for the Edelweiss Nifty REITs & Realty Index Fund is open until August 19, 2026, offering investors passive exposure to the commercial real estate sector.

Edelweiss Mutual Fund has launched the Edelweiss Nifty REITs & Realty Index Fund, marking India’s first passive investment product that combines exposure to listed Real Estate Investment Trusts (REITs) and realty companies. The New Fund Offer (NFO) opened for subscriptions on August 5 and will remain available until August 19, 2026. This fund aims to simplify real estate investing by offering a single entry point into the commercial and residential property ecosystem.

Investment Strategy and Structure

The fund is designed to replicate the performance of the Nifty REITs & Realty Total Return Index. This underlying index generally allocates approximately 60% of its weight to listed REITs, which are vehicles that own and manage income-generating commercial properties, and 40% to listed real estate developers. By adopting a passive management strategy, the fund seeks to minimize costs associated with active stock selection. The scheme is managed by Bharat Lahoti and Manasi Jalgaonkar and allows for a minimum investment of ₹100.

Key Considerations for Investors

While this fund provides access to the real estate sector, it carries a 'Very High' risk rating, reflecting the inherent volatility of the underlying assets. Investors should note that the taxation of this fund differs from traditional equity mutual funds. Returns from this scheme are generally taxed according to the investor's applicable income tax slab rather than equity-related tax rates, which can impact post-tax outcomes.

Another important factor is interest rate sensitivity. REITs typically perform differently in varying interest rate environments; if rates rise, the yield spread on REIT properties can come under pressure, which may influence asset valuations. Furthermore, because the fund is highly concentrated in the real estate sector, its performance is closely tied to industry-specific cycles, such as demand for office space, logistics infrastructure, and residential project absorption. Unlike diversified equity funds, this product does not spread risk across different sectors of the economy.

Operational Risks

As an index fund, the scheme is subject to tracking error, which refers to the difference between the actual performance of the index and the returns delivered by the fund. While the fund aims to minimize this gap, factors like cash management, expenses, and liquidity of the underlying stocks can create discrepancies. Investors looking at this fund may monitor how the fund manager handles these variations and how the underlying index composition changes over time as more REITs enter the market. The final outcome for the fund will depend on the sustained demand for commercial real estate and the ability of the underlying REITs to manage their property portfolios effectively.
