Blackstone-backed Horizon Industrial Parks has set its IPO price band at ₹57–60 per share, with the issue opening on August 17. Early investors, including Radhakishan Damani and SBI Life, face potential returns ranging from a marginal 0.32% gain to a 4.7% loss, as the company prioritizes using the proceeds to repay significant debt.

Horizon Industrial Parks, a prominent player in the industrial and logistics real estate sector, has announced the price band for its upcoming initial public offering (IPO) at ₹57–60 per share. The company, which operates under the backing of the global investment firm Blackstone, intends to raise ₹2,600 crore through this fresh issue of shares. The IPO is scheduled to open for public subscription from August 17 to August 19, 2026, with anchor investors participating on August 14.

A notable highlight surrounding this offering is the current position of early, pre-IPO investors. High-profile names such as billionaire investor Radhakishan Damani, SBI Life Insurance, and funds managed by 360 ONE acquired shares in the company just eight months ago at ₹59.81 per share. With the IPO price band set between ₹57 and ₹60, these investors face a narrow range of outcomes. At the upper limit of the price band, the potential gain is approximately 0.32%, while at the lower end, their holdings would reflect a loss of about 4.7%. Such pre-IPO private rounds typically involve investors seeking a lower entry price than the eventual public offering, but the current band suggests that this margin is significantly compressed.

For general investors, understanding the company’s capital allocation is crucial. Horizon Industrial Parks plans to use approximately ₹2,250 crore—about 87% of the total IPO proceeds—to repay or prepay existing borrowings. As of March 31, 2026, the company reported total outstanding debt of approximately ₹6,884 crore. The high level of debt and the associated finance costs have been significant factors affecting the company’s profitability. By using the majority of the IPO funds to reduce this debt burden, the company aims to strengthen its balance sheet and lower interest expenses, which may improve future financial flexibility.

The industrial and logistics real estate sector has seen increased interest due to the growing demand for modern warehouses and distribution centers. However, this sector is capital-intensive and competitive. Horizon Industrial Parks’ performance will rely heavily on its ability to maintain high occupancy levels, which were reported at approximately 93.56%, and manage its operational costs effectively.

As the IPO date approaches, market participants will likely look for details beyond just the debt repayment strategy. Key monitorables for investors include the overall subscription demand, the quality of anchor investors who participate, and how the stock performs upon listing on the BSE and NSE, which is expected around August 24, 2026.
