Sunteck Realty Initiates At Buy By Prabhudas Lilladher With ₹450 Target

Brokerage Prabhudas Lilladher has initiated coverage on Sunteck Realty with a target price of ₹450. The firm highlights strong pre-sales growth and an active land acquisition strategy in Mumbai as key growth drivers. Investors should monitor execution timelines and demand in the luxury housing segment.

Brokerage firm Prabhudas Lilladher has initiated coverage on Sunteck Realty with a 'Buy' rating, setting a target price of ₹450 per share. The assessment is based on the company's recent operational performance and its strategy to expand its footprint in the Mumbai Metropolitan Region (MMR).

According to the brokerage's analysis, the company recorded a 17% year-on-year growth in pre-sales and a 12% rise in collections during the second quarter. These metrics suggest that the developer's focus on the luxury and ultra-luxury housing segments is currently resonating with buyers. Analysts attribute this performance to a proactive land acquisition approach, which allows the company to secure space in high-value micro-markets across Mumbai.

The research report also points to an aggressive project pipeline. The company is working toward an accelerated launch schedule, which includes a planned joint venture project in Dubai set for the 2028 fiscal year. This expansion strategy, coupled with anticipated pre-sales growth, forms the basis for the brokerage's positive outlook. Prabhudas Lilladher estimates that the company could sustain a compound annual growth rate of over 20% in pre-sales between fiscal years 2026 and 2028, provided that project execution remains on track.

Investors should, however, consider the nature of the real estate sector, which remains cyclical and sensitive to broader economic factors. While the current demand in the luxury housing market is strong, growth forecasts are dependent on successful project execution. Any potential delays in construction, regulatory approvals, or a slowdown in the luxury segment could impact these projections. Furthermore, rapid expansion through land acquisition requires significant capital, which can lead to higher debt if project sales do not meet expectations.

Looking ahead, the primary monitorable for shareholders will be the company’s ability to maintain these collection rates as it scales its operations. The market will also track the actual timeline of new project launches and whether the company can sustain its momentum in the competitive Mumbai real estate environment.
