Sri Lotus Developers Q2 Presales Jump 83% to ₹470 Crore

Sri Lotus Developers reported record quarterly presales of ₹470 crore for Q2 FY27, largely driven by its projects in Andheri and Versova. The company plans to launch four new projects with a gross value of up to ₹4,000 crore this fiscal year. Investors should monitor the developer's execution capabilities as it scales its operations toward its annual sales guidance.

Sri Lotus Developers and Realty announced its highest-ever quarterly presales in the second quarter of the 2027 fiscal year, reaching ₹470 crore. This performance represents an 83% increase compared to the same period last year and has surpassed market expectations. For the first half of the current fiscal year, the company’s total presales have reached ₹880 crore, marking a significant growth trajectory.

The strong performance in the September quarter was primarily supported by consistent inventory sales from two key Mumbai-based projects. The Lotus Trident project in Andheri contributed ₹180 crore, while the Lotus Celestia project in Versova added another ₹100 crore to the total. These figures highlight the current demand for the company’s residential portfolio in key micro-markets.

Looking ahead, the developer has outlined an aggressive expansion plan for the remainder of the fiscal year, with four new project launches planned: Lotus Sky Plaza, Lotus Portofino, Lotus Odyssey, and Lotus Aurelia. These upcoming developments have a combined estimated gross development value of ₹3,500 crore to ₹4,000 crore. This pipeline is critical to the company's full-year fiscal 2027 guidance, which targets total sales of ₹1,800 crore to ₹2,000 crore. Meeting this goal would imply a year-on-year growth between 56% and 73%.

Following these results, analysts at Motilal Oswal have set a price target of ₹285 per share. The brokerage has adjusted its valuation for the 2028 fiscal year, applying a 50% premium over the company’s net asset value. This premium generally reflects the market’s expectation for the company's potential expansion and future cash flows.

While the growth figures are strong, investors should note the risks associated with such an aggressive project pipeline. Scaling operations to launch four major projects simultaneously requires significant capital, efficient regulatory management, and timely construction execution. Any delays in approvals or a shift in market demand in the Mumbai real estate sector could impact the company’s ability to meet its sales guidance. Furthermore, as the company expands, maintaining a balanced debt profile will be an important factor to track. Market participants will likely focus on the sales velocity and booking progress of the newly announced projects in the coming quarters to verify if the company can maintain its current growth momentum.
