Sobha Ltd achieved a 16% year-on-year increase in pre-sales, totaling INR 22.1 billion for the second quarter of fiscal 2027. The company is actively diversifying its geographic presence beyond Bangalore with new project launches. Analysts have set a target price of INR 1,710 for the stock, citing sustained sales momentum and demand for high-value properties.
Sobha Limited, a prominent real estate developer, recorded pre-sales of INR 22.1 billion for the second quarter of the 2027 fiscal year. This performance represents a 16% growth compared to the same period in the previous year and stands as one of the company's strongest quarterly booking figures. The steady performance over the first half of the year brought total pre-sales to INR 59 billion, with new project launches contributing 70% of that total.
Expanding Beyond Bangalore
A key focus for Sobha remains geographic diversification. While Bangalore continues to be the primary revenue driver, contributing 60% of quarterly pre-sales, the company is actively expanding its footprint to reduce dependency on a single market. Recent additions to its portfolio include Sobha Boulevard in Mysuru, a plotted development valued at INR 1.2 billion, and Sobha Bellevue in Calicut, which has a development value of INR 11.5 billion. NCR and Kerala also provided a combined 37% share of the quarterly bookings.
Sales Mix and Market Demand
The company’s sales data reveals strong demand for premium residential units. Properties priced between INR 20 million and INR 30 million per unit made up roughly 30% of total sales, while luxury units exceeding INR 50 million accounted for 26%. This concentration in higher-value segments indicates that the developer is successfully catering to buyers looking for premium housing.
Brokerage Outlook and Risks
Following the recent sales updates, analysts at Motilal Oswal have set a target price of INR 1,710 per share. While the brokerage maintains a positive view, investors should consider the broader risks associated with the real estate sector. The residential property market is cyclical and sensitive to interest rate changes, which can impact buyer affordability and loan eligibility. Furthermore, the company’s ability to maintain these sales levels will depend on the successful execution of its project pipeline and the timely launch of new properties.
Investors may monitor the progress of recent land acquisitions and the speed at which the company converts these into active projects. Future updates on project timelines, debt management, and the ability to maintain profit margins amid fluctuating raw material costs will be important for tracking the company's financial health.
