Oberoi Realty: ICICI Securities Sets Rs 2,151 Target

ICICI Securities has maintained a positive view on Oberoi Realty, setting a price target of Rs 2,151. The brokerage highlights the company’s expansion into the National Capital Region following the 360 North project launch. Analysts project a rise in sales bookings for FY27 and FY28, supported by strong annuity income and a stable cash position.

ICICI Securities recently released a report maintaining its positive outlook on Oberoi Realty, setting a target price of Rs 2,151. The report focuses on the developer’s strategic move beyond its traditional stronghold of Mumbai into the National Capital Region (NCR).

For years, Oberoi Realty was known for its concentrated focus on the Mumbai Metropolitan Region. The recent launch of the 360 North project in Gurugram, which recorded approximately Rs 80 billion in sales, marked a significant pivot. This project has become a key case study for the company, proving that its brand and product style can attract buyers outside of its home market. Analysts believe this successful entry provides a blueprint for future launches across fiscal years 2027 and 2028.

Sales Projections and Financial Health

The brokerage anticipates a notable increase in the company's sales velocity. Projections suggest that sales bookings—the value of units sold before they are fully built—could rise to Rs 131 billion in fiscal year 2027 and Rs 139 billion in fiscal year 2028. This would be a significant jump compared to the roughly Rs 53 billion annual average seen in fiscal years 2025 and 2026.

Beyond property sales, the company’s business model includes income from rental properties and hotels. This is often called annuity income, as it provides recurring cash flow. The report estimates that this segment could generate between Rs 13 billion and Rs 15 billion, helping the company fund its capital spending on new projects. The firm expects to maintain a net cash position of Rs 5 billion by March 2027, which is considered a healthy sign for a real estate developer, as it limits the need for expensive borrowing.

Risks and Market Context

While the outlook is positive, the real estate sector faces inherent challenges that investors should monitor. Expanding into a new territory like the NCR brings execution risk. A developer’s reputation in one city does not always guarantee the same level of success in another, where local competition, land acquisition dynamics, and customer preferences differ.

Additionally, the real estate market is highly cyclical and sensitive to interest rates. Higher interest rates can dampen homebuyer sentiment, potentially slowing down sales. Investors may also want to watch whether the company can sustain its pace of project execution across two major markets simultaneously. The stock is currently trading at a premium to its net asset value, which means the market has high expectations for the company’s growth. Whether the company can meet these projections will depend on demand, timely construction, and how well it manages costs in a competitive sector. The next key updates to track will be progress reports on new project launches and management commentary on future expansion plans in the NCR.
