Oberoi Realty Gets Brokerage Upgrade On Sales Outlook

Brokerage firm Prabhudas Lilladher has upgraded Oberoi Realty, projecting a 25% annual sales growth through fiscal year 2028. The firm highlighted strong demand in Mumbai and the company's expansion into Gurugram as key drivers. While the company benefits from stable rental income, investors should consider the inherent risks of project execution and the cyclical nature of the real estate market.

Prabhudas Lilladher has upgraded its rating for Oberoi Realty, citing a positive outlook for the developer’s future sales. Analysts at the firm expect the company to achieve a 25% annual growth rate in pre-sales between fiscal years 2026 and 2028. This projection is based on sustained demand for premium residential properties in the Mumbai Metropolitan Region, alongside early progress in the company’s new expansion efforts in Gurugram.

The company's strategy relies on a mix of high-end residential developments and stable rental income. Analysts note that Oberoi Realty’s annuity income—revenue generated from leasing out commercial spaces like malls and offices—is expected to reach between INR 13-14 billion by fiscal year 2028. This regular cash flow acts as a buffer, offering financial stability even when new property sales fluctuate due to market cycles.

The upcoming phases of the 360 West project in Mumbai remain a significant monitorable for investors. The company’s ability to manage construction timelines and costs is essential, as luxury real estate projects are often sensitive to any delays. While the supply of premium housing remains constrained in Oberoi’s core markets, which may support pricing power, any shift in buyer sentiment or interest rate fluctuations could impact the pace of sales.

Investors tracking the stock may want to focus on the progress of the Gurugram project, as it represents a major move beyond the company's traditional Mumbai-centric business. Maintaining a balanced view requires watching both the pre-sales trajectory and the company’s ability to execute on large-scale projects without significant cost overruns. The recurring revenue from the commercial segment remains a steady indicator for the company's long-term financial health, provided the office and retail segments maintain current occupancy levels.
