Mahindra Lifespaces Bookings Rise 41%; Motilal Oswal Sets Rs 470 Target

Mahindra Lifespaces reported a 41% surge in second-quarter bookings to Rs 10.6 billion, driven by demand in the Mumbai and Pune markets. Following these results, Motilal Oswal set a target price of Rs 470 for the stock, citing strong growth potential. Investors are now watching the upcoming launches in Chennai and Pune as the company aims to meet its full-year presales guidance.

Sustained Momentum in Residential Sales

Mahindra Lifespaces Developers reported strong performance in the second quarter of the 2027 fiscal year, with new bookings reaching Rs 10.6 billion. This reflects a 41% increase compared to the same period in the previous year. The growth was heavily supported by key residential projects in major markets. The Beaconhill project in the Mumbai Metropolitan Region (MMR) contributed Rs 2.8 billion to the total, while the Citadel project in Pune added Rs 2.0 billion. Additionally, the Mahindra Vista development in MMR accounted for another 20% of the quarterly sales, highlighting the company’s strong regional presence.

Future Growth Strategy

Following the quarterly results, brokerage firm Motilal Oswal maintained a positive outlook on the company, setting a target price of Rs 470 per share. The firm’s analysis suggests a potential upside of 34% from recent trading levels. To achieve its full-year presales guidance of Rs 45 billion to Rs 50 billion, the company is preparing for new project launches. These upcoming developments, including Project Lakewoods in Chennai and the next phase of the Mahalunge project in Pune, are expected by analysts to be the primary drivers for sales acceleration in the second half of the fiscal year.

Investor Context on Performance

Investors often use the concept of sustenance sales—sales from existing inventory in ongoing projects—to assess the health of a real estate developer. In the first half of fiscal year 2027, sustenance sales accounted for 41% of total bookings for Mahindra Lifespaces. This indicates a consistent interest in the company's ongoing inventory, providing a stable revenue base alongside new launches. While the growth trajectory is supported by these sales, the real estate sector remains sensitive to factors such as regulatory approvals, timely construction execution, and changes in buyer sentiment. The company’s ability to successfully launch the planned three additional projects within the expected timelines will be a critical monitorable for shareholders in the coming quarters. Financial analysts continue to evaluate the firm’s valuation using discounted cash flow models, which factor in the company’s projected compound annual growth rate in presales.
