While leasing activity saw a deceleration, the market shows resilience through lower vacancy levels. Vacancy rates across India’s primary office markets compressed to 11.3% in the June quarter, marking a 190 basis point improvement compared to the same period last year. This tightening was supported by a disciplined approach to new project completions, which totalled 10.1 million square feet—a 3% decrease from the previous year. This suggests that developers are cautious with supply, which helps protect rental pricing even when demand faces short-term headwinds.
Demand Drivers for REITs
Demand continues to be anchored by Global Capability Centers (GCCs) and flexible workspace operators. These segments have been instrumental in absorbing premium inventory, shielding asset owners from broader market volatility. Listed REITs have leveraged this trend to maintain high portfolio performance. For instance, Embassy Office Parks REIT reported operating lease rentals of ₹7.14 billion for the first quarter of FY27, a 56% increase year-on-year, alongside 93% committed occupancy. Similarly, Mindspace Business Parks REIT posted a 67.10% rise in consolidated net profit for the June 2026 quarter. These figures highlight the ability of established players to sustain high utilization rates, with most major entities targeting occupancy levels of 90% to 95% by the end of the fiscal year.

Kotak Institutional Equities projects double-digit earnings growth for the sector, driven by these high occupancy targets, contractual rent escalations, and the contribution of assets currently under construction.
