ICICI Securities Cuts Mahindra Lifespace Target Price to ₹478

ICICI Securities has lowered the target price for Mahindra Lifespace Developers to ₹478, citing rising construction costs. Despite the revision, the brokerage highlights the company's ambitious strategy to grow annual residential sales to ₹95-100 billion by FY30. Investors are balancing this strong growth outlook against concerns about shrinking profit margins due to inflation and market volatility.

ICICI Securities has updated its outlook on Mahindra Lifespace Developers, revising the target price for the stock to ₹478 from its previous level of ₹547. While the brokerage maintains a positive view on the company's long-term business strategy, the adjustment reflects growing concerns over the current economic environment and project costs.

Strategic Growth Plans

The company has set a goal to significantly scale its operations, targeting annual residential sales bookings of between ₹95 billion and ₹100 billion by the fiscal year 2030. This target represents a substantial increase from its current baseline. To support this objective, the developer has been building a larger project pipeline, reporting a Gross Development Value of approximately ₹504 billion as of June 2026. This portfolio has been bolstered by significant project additions over the past two fiscal years.

Operational Performance and Outlook

In the first half of the current fiscal year (FY27), the company recorded sales bookings totaling ₹20 billion. Management has scheduled four new project launches for the second half of the year to maintain this momentum. Analysts project a steady increase in sales bookings, though the success of these plans depends heavily on the company's ability to execute projects on time and maintain its sales conversion rates in a competitive housing market.

Cost Pressures and Valuation Adjustments

The primary driver behind the reduced target price is the rising cost of construction. Higher expenses for labor and raw materials have created pressure on project profit margins, limiting the company's short-term earnings potential. Additionally, analysts have reduced the valuation premium applied to the company's Net Asset Value from 25% down to 20%. This change reflects a more cautious stance toward broader market volatility and the impact of persistent cost inflation on the real estate sector.

What Investors Should Monitor

The future performance of the company will likely depend on how effectively it navigates the current cost environment. Key monitorables for shareholders include the company's ability to protect its profit margins, the progress of upcoming project launches, and the overall demand for residential properties. Any further escalation in construction costs or a slowdown in homebuyer demand could present additional challenges to the company's ambitious growth targets. Investors should observe how these factors play out in the upcoming quarterly results and management commentary regarding project execution.
