Emkay Global Initiates PNB Housing Finance With Rs 1,400 Target

Brokerage firm Emkay Global has started coverage on PNB Housing Finance with a target price of Rs 1,400. The positive outlook is driven by the company’s focus on high-yielding retail loans and improved asset quality. Investors should track the firm's shift toward affordable housing and its management of borrowing costs in the coming quarters.

Emkay Global has initiated coverage on PNB Housing Finance, assigning the stock a price target of Rs 1,400. This analyst report focuses on the company’s ongoing efforts to reshape its business model, with a specific aim to scale its retail loan book.

The core of the company’s current strategy is a pivot toward the affordable and emerging market housing segments. PNB Housing Finance aims to have approximately 45% of its retail loan book derived from these higher-yielding categories by the end of the 2026-27 financial year. This strategic shift is intended to support the company’s overall growth guidance of 18% to 20% in the medium term.

Financial performance indicators provided by the firm show a Gross Non-Performing Asset (GNPA) ratio of 0.91%. Notably, credit costs have recently shifted into negative territory at -19 basis points. Management has indicated that this figure will likely normalize to a range of 10 to 12 basis points as the business grows. Furthermore, the company is aiming for a 2.4% return on assets, a metric it hopes to sustain through a combination of selective corporate lending and strategic asset sell-downs.

Regarding profitability, the brokerage notes that Net Interest Margins (NIM) are expected to strengthen from their current levels near 3.5%. The company anticipates that this improvement will be supported by a better mix of loan products and potential funding benefits resulting from recent credit rating upgrades. Management has also expressed confidence in its ability to navigate interest rate volatility, suggesting that strategic pricing power will help protect margins.

However, the housing finance sector remains sensitive to macro-economic factors. PNB Housing Finance operates in a competitive environment where it faces pressure from both large commercial banks and other specialized housing finance companies that are aggressively targeting the affordable housing space. The firm’s ability to maintain its margins will depend on its capacity to manage its cost of funds and its ability to pass on rising costs to customers without losing market share. Additionally, while management believes the impact of recent regulatory changes regarding insurance commissions will be manageable, investors should monitor how the company executes its plan to offset these costs through increased cross-selling and tighter expense control.

Looking ahead, the key monitorables for shareholders will be the actual execution of its affordable housing expansion, the stability of its net interest margins, and its ability to maintain healthy asset quality ratios as the loan portfolio expands in the coming quarters.
