This assessment follows the company's first-quarter financial performance for the 2027 fiscal year, where results showed a mix of lower sales volumes but stronger profitability and property pricing.
Operational Performance and Profitability
During the first quarter of fiscal year 2027, Brigade Enterprises reported pre-sales of Rs 1,061 crore, which is a 5% decrease compared to the same period last year. This decline was primarily due to a lower number of new project launches during the quarter, leading to a 22% drop in sales volume to 0.74 million square feet. However, the company successfully offset this volume dip through higher pricing power. It achieved record realizations—the average price earned per square foot—of Rs 14,256, marking a 21% increase from the previous year. This was supported by strategic price adjustments in ongoing projects and a shift toward higher-value product offerings.
Financial results also reflected improved efficiency. The company’s consolidated net profit rose by 37% year-over-year to Rs 217 crore. Operating margins saw a significant expansion of approximately 790 basis points, reaching 32%. Beyond residential projects, the company’s leasing and hospitality businesses continued to provide steady income.
