Nirmal Bang Institutional Equities has released a report on Awfis Space Solutions, suggesting a significant growth potential for the flexible workspace provider. The brokerage has set a target price of ₹386, which reflects a 52% increase from recent market levels. This outlook follows the company’s strong financial performance in the June 2026 quarter (Q1 FY27), where it reported a 27% year-on-year rise in revenue to ₹425 crore and a 140% increase in net profit to ₹24 crore.
The brokerage’s positive view is largely based on the company’s strategic shift toward 'Grade A' and 'Elite' workspace formats. These premium offerings now account for about 15% of the company's total portfolio. By focusing on these high-end segments, management aims to improve the rates it charges to clients, which is expected to support long-term margin improvement.
Currently, Awfis operates 251 centers with approximately 1.70 lakh seats. Operational efficiency is a critical focus for the company, as its profitability depends on how well it fills its workspaces. While the company’s blended occupancy rate stands at 76%, its mature centers are performing stronger, with occupancy levels reaching 83%. Management has set a goal to push these occupancy levels toward 88%–89%. Reaching these targets is important because it creates operating leverage, meaning the company can earn more profit from the same centers as fixed costs are spread across more users.
